The UK housing market continues to show signs of strength and stability, with Halifax’s latest report revealing that average house prices rose by 0.3% in April, pushing the national average to £297,781. Even more notable is the annual price growth of 3.2% — the highest so far in 2025.
What’s Driving This Growth?
April’s figures come after a flurry of market activity earlier in the year, spurred by changes to stamp duty thresholds. Buyers rushed to complete transactions before the adjustments took effect, but this initial surge didn’t inflate prices significantly. Instead, what followed was a period of rare stability — a welcome sign for long-term investors.
Amanda Bryden, Head of Mortgages at Halifax, noted that while activity has cooled slightly, buyer interest remains resilient. With mortgage rates dipping below 4% at some lenders and wages growing faster than inflation, affordability is improving — and so is confidence.
Regional Growth Highlights
Some parts of the UK are outpacing the national average significantly:
- Northern Ireland: +8.1% YoY (avg. price: £208,220)
- Wales: +4.7% YoY (avg. price: £229,079)
- Scotland: +4.6% YoY (avg. price: £214,011)
- North West England: +4.1% YoY (avg. price: £240,975)
While London saw modest growth of 1.3%, it still remains the UK’s most expensive market at an average price of £543,346.
