Our journey began in the plumbing industry, where Joseph first established himself as a general plumber before specialising in boiler and heating systems. With years of hands-on experience and a growing client base, Joseph’s reputation for quality work and reliability quickly set him apart. Cameron entered the trade as an eager apprentice under Joseph’s guidance, soaking up skills and knowledge with determination. Over time, he developed the expertise to handle complex jobs independently. Our shared values and work ethic naturally evolved into a business partnership, setting the stage for our next chapter – property investment.

The Deal


What we’re proposing

The property is structurally sound and provides a solid foundation for the planned improvements. We are planning to transform an existing 4-bedroom family home into a high-quality 6-bedroom HMO, with each bedroom featuring its own private ensuite bathroom and kitchenette. This will be achieved by extending to the rear of the property and reconfiguring the internal layout. This refurbishment will significantly enhance the property’s rental potential, offering modern, comfortable living spaces tailored to meet the growing demand for premium shared accommodation.

We are seeking a loan of £207,000 to fund the purchase, refurbishment, and associated costs. The loan will be used to cover all acquisition and development expenses.

Upon completion and refinance – expected within approximately six months£192,000 of the loan will be repaid. The remaining £15,000 will be repaid from the proceeds of the future sale of the property or at a mutually agreed term.

In return for the loan, the investor will receive a fixed interest return, with terms to be agreed based on the loan duration and security offered. This structure provides the investor with a predictable, hands-off return, secured against a tangible asset, without the need for equity ownership or ongoing involvement.
